TIME TO INQUIRE. Be prepared to answer these questions, in which almost every realtor asked me.
a)Who will be living in the apartment? Although there are tons of roommate situations in overpriced Brooklyn, may owners shy away from them. A realtor shared, “It’s multiple background checks.” “Roommates fight all the time, break the lease, etc.”
b)What’s your yearly income? Ideally, you should make 40x your rent payment or more.
c)How’s your credit score? Under 600- Be prepared to explain and possibly provide an extra security deposit, that is IF anyone will rent to you. 601- 650, this is considered poor to fair. Over 650 – decent, acceptable; Over 700, you’re the potential golden tenant.
d)Have you ever filed bankruptcy in the last seven years? Ever been in landlord/tenant court? You’re almost untouchable.
e)Why are you moving? Sure, you can share why. The words no realtor wants to hear, “I’m being evicted.”
f)What do you do for a living? I do not think they care, they just want to know you have a J-O-B.
What is your availability to view the apartment? Scheduling can be tough. Make sure you know when you can visit. I scheduled my appointments in 30-45 minute intervals. Some days, I saw up to six apartments.
